When you instruct this service, we contact all the appropriate authorities and administrations to confirm the current status of the property. Feeding our findings back to you we can then arrange for any necessary payments to be made, removing these blockers from taking the property to market.

Property Preparation
Following a site visit, we prepare a report on the current state of the property giving feedback on any issue we find and then, upon your approval, take care of any general maintenance issues that require attention pre – sale to give the property the best starting point to attract the best final sale figure.

We know how to create compelling images that lead to viewings and sales, and this involves making sure each room of a property is dressed in the correct way. Our dressing service ensures that from the beginning your property is presented in the best possible way to gain the most attention from buyers, with various options for the service contact us and we can create a bespoke package that suits you.
Ready to Sell
Once we are confident that your property will be successful on the market we will advise you that the time is right to publish it. Our selling package is complementary and includes professional grade internal and external images, drone footage where appropriate, content creation for Instagram, Facebook and other social media platforms. Once you are satisfied with the content of your listing we will publish on all major agency platforms alongside social media giving you regular detailed feedback on both the performance of the listing and all viewings leading to the offer you accept.
At this stage we ask for ‘open exclusivity’ on selling your property. This means that we will be the lead agent selling the property, allowing any other agency that has interested clients to also view through us and submit offers. We charge 5% + IVA commission on the final sale price and this does not change if other agencies are involved.
